Buy land they are not making it anymore

You may be sitting on a gold mine already or have a family member that has lived at the same address for years as development has been closing in around them. A small development subdividing a block or two off the back of an existing property and keeping the front home and paying down the mortgage is a great way to start a great way to learn the process and get some cash in the bank for the next project or simply pay out the mortgage and live more comfortably. Some developers stick with small subdivision buying properties where they can renovate the front home and split the block into sell both and repeat
Residential or rural land subdivision is the next step up, more risk involved Vs a splitter which comes with bigger returns. Holding costs and development costs become a little bigger and more complex but if you understand your numbers and follow the process it becomes your new language
